Their current building had recently seen their largest tenant vacate the top three floors, and KNCH had focused on utilizing this opportunity to relocate to a better floor with new and efficient space, as they had expanded organically on their floor over a fifteen-year period. Upon receipt of the first proposal from the landlord, KNCH quickly realized their goals and their landlord's were not in alignment. This misstep encouraged KNCH to explore alternative options, which enabled our team to create a bidding war for their tenancy. With two alternative buildings negotiating against their existing landlord, our team was able to negotiate a below market deal for KNCH to relocate into the top floor of the adjacent Class-A office building. In relocating, the received a turn-key space designed for their needs, above market rental abatement, covered parking for all employees, and a rental rate well below their previous rent and the market average.
